What could have cost less than your weekly grocery bill can all of a sudden surpass your monthly mortgage. Here are some of the many tips that can stop huge roofing repair bills before they start.
- Clean out your gutters 2-3 times a year. Gutters and down spouts can be clogged with leaves, soda cans, golf balls, etc.. Gutters that are clogged with debris will not drain properly and can damage fascia boards and requires a roofer or carpenter to replace damaged wood.
- Add roof/attic vents to let hot air out of the attic. This can help lower your monthly electric bills. Proper roof ventilation will prevent mold and and various buildup.
- Check skylites for cracks, and check roof vents and chimney caps for rust or damaged flashings to prevent leakage and or mold in attic and walls.
- Caulk every window every 2-3 years. Water can leak in thru window frames and cause unseen mold in walls. Two-story homes often find leaks on the 1st level from 2nd story windows.
- Visually inspect flat roofs for cracks in the membrane before sun damage starts. Flat roofs can be implemented with aluminum roof coating or white cool seals to prevent leaks and prolong the life of the roof.
